A: The answer is almost always yes. Especially with homes that aren’t new construction. There are so many things that an inspector will evaluate and test that are critical to the proper function of the house and its component and to your safety and comfort.

Q: What does a home inspector do?

A: A quality home inspector will inspect your house from the crawlspace to the roof and everything in between. All major components like your HVAC, electrical system, plumbing and roof will be thoroughly evaluated. A typical home inspection will take anywhere from 2.5 to 4 hours. The inspector will then generate a written report that you can use to determine what repairs you want to make or ask for.

Q: How much does a home inspection cost?

A: This usually depends on the size of the home and for some inspection companies the age and distance from where they work. Some companies will offer additional services like wind mitigation and wood destroying organism inspections at an additional price. At Florida Property Detectives, with a full home inspection all additional services are 50% off. This will save you significant money.

Q: What is infrared and how is it used on home inspections?

A: Infrared technology is used by some home inspectors to identify areas that are a different temperature than they should be. These temperature differences can indicate a water leak, a home energy deficiency, or an electrical overload. At Florida Property Detectives we use FLIR infrared cameras that can detect a temperature variance of as little as 0.2 degrees. This means that we see things that other inspectors can’t. Q: What is wind mitigation?

A: A wind mitigation inspection is an insurance inspection which is designed to evaluate your home to determine if it has certain wind damage mitigation features. Q: What is a four point inspection?

A: A four point inspection is done for your insurance company to display to them that the four main components of the home: roof, electrical, plumbing, and HVAC are functioning as they should. It is typically required for older homes.

Q: Do I need to be there?

A: No, you don’t need to be there but you’re welcome to be there if you like. Either way your report will be sent to you within 24 hours detailing the condition of the house. If you have questions after reading the report, feel free to give is a call. We will always be there for you.

Q: How do I pay for the inspection?

A: At F.P.D. Home Inspections we have a completely paperless office. For your convenience we accept all major credit cards and secure payment is made through Chase Bank. We do not keep any credit card information in our office or on our computers.

Q: How quickly will I get my report?

A: You will receive your home inspection report within 24 hours. The same is true for wind mitigation and four point inspection reports. If you ordered a mold or WDO inspection, these reports can take several business days because both must be sent to partner companies for analysis and certification.

Q: How can I prepare for the home inspection?

A: The most important thing is that all utilities are on. For liability reasons if the main water valve is off when we arrive, we can’t turn on. This is also true for the gas, all appliances, and circuit breakers. We do our best to work around personal items but at times they do block viewing access. Try to have all cabinets under sinks and the area around the electrical panel clear of viewing obstructions.

Q: Do you give any discounts?

A: Yes, we have industry leading bundle pricing. This means that you pay full price for your home inspection and half price for all additional services that you order. This can save you significant money over our competitors.

Q: Can you test for mold?

A: Yes, we can add testing for the presence of mold spores with any full home inspection. We also offer mold testing in conjunction with a full infrared scan. We partner with the leading laboratory in the State to supply you with accurate results.

Q: Can you do inspect for termites?

A: Yes, we are licensed through the State of Florida, Department of the Environment to inspect for all wood destroying organisms (WDO). We are not a pest control company. This means that we are licensed to find the bugs but not to spray them.
